What share of auction properties sell?
67% of properties offered in September 2026 sold at Savills Auctions, Auction House Online, Allsop and Cheffins, counting sales before, at and after the auction. That figure covers only the auctioneers that publish complete results; for the others we cannot tell an unsold lot from one whose result is not yet published, so we leave them out.
How much over guide do auction properties sell for?
The median published sale was 18% above the lower end of the guide price. Guides are set to attract interest, so many lots sell above them. We have no sale prices for Allsop, Edward Mellor Auctions and Strettons, so their lots are not in this figure. A guide is not a valuation, and the right price for any property depends on the property.
How many auction lots are withdrawn?
21% of catalogued properties at the auctioneers with a sold rate in the table were withdrawn or postponed. Many withdrawn lots come back at a later auction. Lots can also be withdrawn because they sold before the auction, but where the auctioneer says it sold prior we count it as sold, not withdrawn. Check that a lot is still available before paying for surveys or legal advice.
How we count
- Which lots: every lot in our catalogue with an auction date in the month, using the result the auctioneer published. We never infer a sale from a listing disappearing or an auction date passing.
- One count per property: a property offered more than once by the same auctioneer in the month is counted once, using its latest result.
- Sold: sold before, at or after the auction, as stated by the auctioneer.
- Unsold: the auctioneer reported it unsold, including online lots that ended with no bids.
- Sold rate: sold lots divided by sold plus unsold lots. Withdrawn and postponed lots are left out. Shown only for auctioneers with at least 20 lots in the month, that publish unsold results, and where no more than 10% of lots are still without a published result.
- Sale vs guide: the published sale price divided by the last guide price we recorded; where the guide was a range, its lower figure. Guides under £1,000 are left out. Medians are shown for auctioneers with at least 20 priced sales.
- No result published: lots still awaiting a result, still on offer after the auction, or not yet confirmed. They are left out of the sold rate.
